The credit report plays a crucial role in sanctioning the mortgage loans. To be precise the credit score based on the report is the decisive factor for approving and none approving of loans.
Credit report is an important factor to decide on the loan by the lender. When the loan is applied at the pre-approval stage the mortgagee collects it and analyze the details presented in the report. Factors like the loan outstanding, payment records, financial history are taken in account for assessing the credit worthiness. At times your application will not be rejected all together because of it, but you may fall in to a risk category and it will affect your loan amount or interest rate. In spite of your best efforts if you still have any negatives in the credit reports, you can explain the exact cause of the problem and some lender may take into consideration, some may not. In essence it is a very vital thing that you have to consider to keep up-to-date clean and tidy to enable you to take the mortgage loan you desire.
